Your house is clean.

The lights are on.

Everything looks great.

Then the buyers arrive…

And you’re sitting on the couch waiting to tell them everything you love about the house.

Seems helpful, right?

Usually, it isn’t.

And yes, that means Stephen and I want you to take a little field trip.

🏡 Buyers Need Space to Experience Your Home

When homeowners are present, buyers can feel like guests instead of potential owners.

They may hesitate to:

• Open closets

• Look inside cabinets

• Spend extra time in a room

• Talk openly with their agent

• Discuss what they like and don’t like

You want buyers imagining themselves living there, not worrying about whether they’re insulting you.

🗣️ Buyers Need to Talk Freely

This one is important.

Buyers need the freedom to say:

“I love this kitchen.”

“This bedroom might be too small.”

“Could we change this?”

“What do you think we should offer?”

Those conversations are part of the buying process.

Give them privacy to have them.

❤️ Don’t Try to Personally Sell Every Feature

I know your home has a story.

Maybe you remodeled the kitchen yourself.

Maybe your kids grew up there.

Maybe that backyard hosted twenty years of family barbecues.

Those memories matter.

But buyers need room to create their own vision for the property.

Your Realtor can communicate important features without making buyers feel pressured.

I’d personally be happy to supervise every showing.

But not everybody appreciates a handsome Schnauzer following them from room to room.

Pets can also distract buyers, create safety concerns, or make some visitors uncomfortable.

When possible, take pets with you during showings.

Personally, I recommend somewhere that serves pup cups.

🚗 Where Should You Go?

You don’t have to disappear for the entire day.

Take a walk.

Grab coffee.

Run an errand.

Visit a friend.

Take the dog for a ride.

Give buyers enough time to comfortably experience your home.

When buyers come through your home, give them something valuable:

Space.

Space to look.

Space to talk.

Space to imagine.

And space to decide whether your house could become their home.

Sometimes the best thing a seller can do during a showing…

Is leave.

That’s dog logic.

And dog logic is usually pretty solid.
